All Steps of Application Must Be Completed.

Our office policy requires all applicants to be approved for a rental prior to setting up a showing to see it. Why do we require this? 

1. We have assured our owners that we will only show their property to qualified tenants. 

2. We don’t want to waste anyone’s time; ours, the tenant’s, or the owner’s.

3. It allows us to pre-approve prospective tenants without having to charge an application fee.

4. For safety reasons, our Broker requires that we have verified identity of the potential tenant and have a completed application in place before we are allowed to go out on showings with complete strangers.


 There is no cost to apply and we will rent to the first approved applicant with a paid holding deposit. Our standard holding deposit amount is equal to 2x the monthly rental amount. 


Our rental process starts with you filling out our rental application (one for each person over the age of 18). We encourage you to apply online, however if you prefer, you may print a hard copy of our application from the resources below or come into the office and pick up a paper copy.


With your application you will need to submit additional information before we can begin the approval process:


Income Verification: For most people this is copies of your three most recent pay stubs. If you are starting a new job a letter from your employer stating what you will be making will be acceptable. If you have questions about what are acceptable documents to verify your income, please ask. If you are coming from out of state or relocating from a different town, we need local verifiable income or other documentation- please inquire if you have any questions regarding this.

Identity Verification: a copy of your driver's license is the most common form of verification but other government issued photo ID's are acceptable as well.

Credit Worthiness: A credit score is the simplest way to provide this information, there are numerous ways to obtain your credit score (CreditKarma.com, some credit card companies, or directly from one of the credit bureaus). Additionally, banks are beginning to provide this information with checking or savings accounts as well as with credit cards.


Rental Application Standards & Performance Deposit Information.
Approval may be denied for the following reasons, including but not limited to:
Income / Employment Verification

  1.  Unable to verify employment or income
  2.  Insufficient Income
  3.  Employer unable to assure continued employment

Unfavorable reference from previous landlord

  1.  Eviction
  2.  Nuisance to neighbors
  3. Broken lease agreement
  4. Violated lease agreement terms
  5. Damage to property
  6. Previous landlord would not rent to tenant again
  7. Did not pay rent or was habitually late with rent
  8. Unable to reach previous landlord / No References

Other

  1. Misstatement or inaccurate information on rental application
  2. Refusal by applicant to provide information requested on application
  3. Information provided not verifiable
  4. Incomplete application
  5. Deposit not paid
  6. Unable to reach Applicant / Applicant doesn't follow up with Manager

Unsatisfactory Credit Report

  1. Unacceptable payment history
  2. Outstanding judgments
  3. Discrepancies regarding previous address
  4. Unusual activity on account, NSF checks


Applicants must provide complete and accurate information to the Property Manager. Incomplete applications will not be considered.

The applicant is responsible for checking on the status of their application. Manager may not have time to follow up with tenant. Delays are common — references and verifications are not always easily obtainable due to necessary call backs/phone tag and some firms only give references if requests are submitted in writing. Improve the process by contacting your references in advance and preparing them for the Manager's call.

Once we've received all of your information, we can begin the approval process. 

Applicants are reviewed on the same criteria, one person (or family) at a time, on a first application in, first application out process. 

Only once you've been approved we can begin showing you properties and help you to find your new home.
